All of our spaces are made to last a lifetime and to endure the harshest environments. To achieve this, each of our spaces has a heavy gauge engineered skeletal metal frame that serves as a backbone. The backbone holds the building up and provides protected routes for all plumbing and electrical services across the entire building.
The frames are produced in individual linear sections, each connects to the other by connector pieces engineered to plug into the frame and be mechanically fixed as either a permanent or temporary installation. Our frames provide vertical, horizontal and diagonal support across the space. The frames form the skeleton of the space including the floor and roof.

Each linear frame section is connected to the other with a connector piece and mechanically fixed with 8 x high tensile m8 low profile hex headed bolts. Each bolt is installed with thread locking adhesive Loctite 243 to ensure it remains in position

Factory finish – This should be used in challenging environments such as on a beach – brushed, natural or polished finishes available.

Our structural floors are made up of 2440mm x 1220mm panels for spaces with even numbers of panel widths. Any spaces with odd number panel widths are assembled with our 3048mm x 1220mm panels. The panels vary in thickness depending on the required specifcation.

The panels are rebated along each edge allowing the frame to interlock seamlessly making a weathertight mechanical connection between the structural frame and structural panel. Each panel is sealed using a marine grade SIKA DC 290 sealant. A 6mm bead of sealant is applied along every joint as the panels are being installed ensuring that the panels are not only weathertight but entirely airtight.
On our floors we apply additional beads of sealant in places where our panels are supported by the structural frame. We never want to hear a floor squeak!

One of the best features of choosing a build from us is that you can choose from a range of foundation options that will suit your project.
Our foundations are cast aluminium helically formed screws. They are a turnkey solution to traditional style concrete foundations and have several benefits.
During the design phase of your project, Built & Spaces engineers utilise information gathered from the British Geological Survey to establish ground conditions (i.e. soil conditions in your area). This influences the depth at which the piles need to be installed.
Once our design team and engineers have established the number of piles required according to the weight of the build, Built & Spaces create bio-degradable templates which get laid directly onto the ground and enable millimetre perfect installation of each individual pile. Once this has been carried out, each pile is driven directly into the ground by hydraulic powered drilling equipment. Each pile section is driven into the ground at one-meter intervals and mechanically joined in order to create a pile of the desired length. This enables us to use this method for a wide variety of different projects. The in-situ proof testing gives a true value for the load capacity right there on the day so you as the client can be confident that all necessary procedures have been undertaken by us.
Once the piles are in place and testing has been carried out, pile caps and the frame of the build are mechanically fitted to each pile and then we are ready to build!
The helical piles can be installed in any weather conditions, soil conditions and can be used near trees and in root protection zones of trees with TPOs (Tree Preservation Orders). They are also used in areas that have restricted access options due to minimal machinery being required. With less machinery being used, this helps minimize our environmental impact and means the project is completed at a much faster rate.
Installation of the foundations typically takes between 1-2 days dependent on the scale of the build. Unlike traditional foundation methods, there is no need to excavate the site which reduces time spend on groundworks, cost of soil disposal and time waiting for the foundations to set. All this also means less noise for you and your neighbors which we are sure they will be thankful for!
Not many of our projects will need to travel but if yours does we’ve got you covered. Our spaces can be built with wheels attached meaning that you can move your space where you need it, when you need it.

Standard Spec
6.8mm toughened laminate – Gas filled – 4mm toughened ecopane with a warm edge. Our 6.8mm laminate outside face provides the best security rating ensuring that your spaces is secure. The internal face is a 4mm ecopane providing a great thermal U value of 1.2.
With our improved thermal upgrade, you will get 6.8mm toughened laminate – Gas filled – 6.8mm toughened ecopane + with a warm edge. This offers the improved thermal U value of 1.0, rather than 1.2 on the standard spec.
With our improved security upgrade, you will get 12mm toughened laminate single pane. This is perfect where security or ability to weather more challenging environments is more important than thermal efficiency.
With our triple glazing option, you can get ultra low thermal value.
This is an electronic film that is either laminated in or on a face of glass. When the glass is off it is entirely transparent. When activated the glass becomes opaque allowing only partial light and shadow to be seen from the opposing side offering immediate privacy.
The glass operates on a low voltage 12v system which is hardwired into the space. This can be controlled from conventional wall switches alongside light switches. Alternatively the switchable glass can be controlled by a remote control. Switchable glass offers an anti-allergen solution to conventional curtains and blinds.
Our spaces are alive with technology. We have no intention of only meeting building regulations, we intend to exceed and set the standard in construction. Our electrical systems have been designed using technology from better regulated and more advanced sectors.
Core units
This is the beating heart, brain and muscle of the electrical systems in our spaces. We offer 8 powerful and intelligent self contained core units designed to power your space.
Solar Panels
Boost you free power source with solar. Option 1 can be applied to your roof or walls, Option 2 can be applied to your roof, walls or independently installed. Both solar options feed power into the core unit where power is stored in a battery pack. This can support the house or if installed on larger spaces can provide enough power to charge electric vehicles in addition to the space.
Straight out of automotive and marine tech. We may well be the only space builder to be doing it this way. All of our spaces are equipped with double insulated electrical loom systems. Our looms are pre-installed within the box section structural frame at high level with connections protruding every 1.2m enabling connectivity with the structural wall panels. Installing the looms at high level ensures that the electrical system is kept entirely separate from any contaminants, moisture or flooding.
Designed for spaces that are adjoining another or existing space. These are simple and functional unit which enables the space to be connected to the space it is adjoining and ensures that the space is correctly fused. This unit is housed in a polypropylene Wiska enclosure installed within a structural wall panel. The housing is accessed through a concealed flush door that is recessed flush to the wall. The core unit contains a 6 gang circuit breaker set, an RCD and terminations.

Each of our freestanding core units is housed in a custom composite electrical enclosure designed to be installed as a stand alone unit within a space or to be concealed within a cupboard.

Solar Tiles
Solar tiles are small PV modules designed to resemble regular roofing. When the main barrier to investing in solar is appearance, PV tiles can be the perfect solution. The roof is a mix of PV and dummy tiles, which look the same but don’t generate electricity. These cover unfavourable parts of the roof, like north-facing or shaded surfaces, or to scale the size of the PV system to the electricity demand of the property. The main advantage is aesthetics, which is particularly important in conservation or protected areas.
Panel Fused Solar
We use a solar power module where the solar cells are directly fused to the building fabric in the factory to form the unified power roof / wall component. Available in two standard sizes of 120 and 240 nominal Watts. It is also available in non-standard sizes between 43 and 240 nominal Watts. This integration of the cells onto the metal substrates reduces the amount of material used as the metal acts as both carrier and barrier for the module.
Our plumbing is split into 3 systems.
Our water systems and pipework are fitted at low level wherever possible and when we do run plumbing to roof height or to upper spaces we carefully isolate our plumbing from any of the electrical systems by running the vertical feed and wastes on the opposing sides of the building to the electrical looms. Overcautious maybe but we feel it the right thing to do.
We use a PE-X barrier pipe in 15mm or 22mm diameter depending on the specification which is double insulated and pre installed and efficiently routed within our box section metal frames ensuring pipes are protected.
We highly recommend installing fresh water harvesting if the installation is suitable. All of our spaces are equipped with plumbing routes through the box section metal frame from roof level to ground level. A water harvesting tank ranging in size from 150L to 30,000L depending on requirement is installed externally to the space above ground. A high capacity (45lpm 1.5 bar) filtration and on demand pump is installed allowing the water to feed into your homes water system. A two way pressure valve is installed inline on the system to route water preferentially from the harvested water when available before routing from a mains water feed system.
Waste water is routed through our Structural floor panels through flexible Saniflex hose. We carefully route waste water for the shortest possible route horizontally to an outside wall before routing vertically through one of the 4 corners of the space connecting directly to the ground drainage.
Our doors need to be elegant and functional, powerful and seamlessly easy to use.
We offer doors for every and any use and occasion. The consistent theme with our standard doors is the size. All of our standard door openings are 2440mm x 1220mm making every door an impressive piece of engineering and offers an architectural statement. We can make custom size doors this does however come at a premium. There are exceptions such as garage doors and property entrance gates.
All of our range of doors have door straighteners and can be fire rated where required. We treat and produce all our doors with the same care and using only the most hardy materials. All of our doors are 50mm thick and come in a range of materials with endless finish options.

The most secure of our door range. This door is an elegant beast. Corten steel, Painted finish, Galvanised, Stainless steel or any of our non-ferrous metal finishes.
We only install the very best hinges available. All of this ensures that any of our doors can be used as internal or external doors.
The most conventional of door hinged solutions. We feel that there is only one maker of hinges to turn to: Brusso Hinges.
With a similar door opening action as a conventional door this option is slightly more architectural and more design orientated with no visual hinges on the door. We are really proud to make our own in house pivot hinges for any door size.

Uses a pivot hinge which is installed either in the centre of the door or offset to one side of the door achieving a very attractive and smooth door operation with the door swinging half into the space or room or half out. We are really proud to make our own in house pivot hinges for any door size.
We couldn’t find a pocket door that meets our quality standards so we designed our own. We wanted a door that runs smoothly, conceals perfectly , impenetrable when needed, and have envelope panels that are as solid as the door that fits between them. Like the spaces that our doors or installed within we found a solution in a steel frame which supports the track and door stops creating a solid and reassuring door system.
Our pocket door system requires a two panel width space. 2440mm x 2440mm overall. One panel for the door opening and one panel for the door to slide into.
Any of our door systems can be automated. We have taken this to the next level by designing entirely concealed door automation systems to work with any of our door types.
Sometimes a hidden door is a must have. This works on a pivot hinge system with the difference being that the door is installed entirely flush with the surrounding wall often painted or finished in the same colour to entirely conceal. Our hidden doors have a tolerance of 1.5mm gapping all around the door ensuring that the door is as hidden as can possibly be.
Our single garage doors are an impressive 3.6m wide. Like everything we do we have put some thought into how the door operates and we have our own design which ensures the door fits and works seamlessly with the structural frame and wall panels. These can be either side or overhead hinged. Both options are automated as standard.
Our range of finishes are the best in class. We have evaluated hundreds of finishes and solutions and summarised the most effective long lasting solutions to suit any build.
Is mill finish copper without any additional surface treatments carried out in the factory. It has the traditional ‘bright’ finish that will develop and change in the environment.
Are pre-oxidised in the factory to give the same oxidised brown surface that otherwise develops over time in the environment. The thickness of the oxide layer determines the colour: both Nordic Brown Light and the darker Nordic Brown products are useful to minimise hand and other construction marks that can occur for a short time after installation with ‘bright’ standard copper. But light and dark versions can also be combined – with other finishes such as Nordic Standard – to create various visual effects.
The ability to determine the type and intensity of blue patina for each project with choices of ‘Living’ surfaces. In a carefully controlled, factory process, pre-oxidised copper is treated with specifically formulated copper compounds to create the desired patina colours and heat-treated to chemically bind them to the copper. The factory process can be accurately controlled so that, as well as the solid blue patina colour, other intensities of patina flecks can be created revealing some of the dark oxidised background material.
Is an alloy of copper and tin with a similar colour to Nordic Standard initially. When exposed to the atmosphere, the surface gradually changes to a stable, dark chocolate brown. This process is slower than with Nordic Brass.

This is a great material that has a rich golden colour. To begin with it with have a sheen on but over time as this mixes with oxide, when exposed to the atmosphere it will have a Matt finish. Is an alloy of copper with aluminium and zinc, making it a very stable product.
This is a colour coated steel product. The process uses rapeseed oil in the coating, making GreenCoat the most sustainable colour coated steels for exterior buildings worldwide. The unique, patented BT coatings (Bio-based Technology) do not only offer environmental advantages, but also increased performance. GreenCoat products are highly resistant to corrosion, UV radiation as well as scratches.
It consists of a Nordic quality steel in the core with a zinc anti-corrosion coating followed by a primer. The top coating, which contains rapeseed oil, gives the material its final colour. As a high-quality roofing and cladding material, GreenCoat can be used for fully supported standing seams, shingles and reveal panels.
It can be used for industrial, commercial, residential or renovation applications where factors such as appearance, mechanical resistance, fire safety and long-life are important.
Rust-free stainless steel that has been developed for use on the building envelope. Our stainless steel is made from approx. 85% recycled material and is itself 100% recyclable. Stainless steel is available in various surface designs, offers an unbeatable life span and virtually free of maintenance.
Our zinc is produced from the highest purity zinc SHG 99.995% with additions of copper and titanium.
It is durable for over 80 years, corrosion resistant, does not require maintenance.
Our composite roofs are made using epoxy and reinforcing fabrics to increase tensile strength, and resist hairline cracks and abrasion, greatly improving the longevity. This is a great solution for a roof being installed in a challenging environment. We carefully select the type of weave and orient the fibers to best address the direction of the loads within the structure.
Is a PVC, multi-layer, self-adhesive, lacquered matt finish, weldable sheet membrane with a glass fibre reinforcing inlay. Contains ultraviolet light stabilizers and flame retardants to provide a colour stable, fast installation, low maintenance and durable membrane. Thickness 1,5 mm.

We know that the way your space looks matters to you, especially when you’re inside it. That’s why we give you full control of your interior walls. If you decided to have them painted, we allow you to choose from the following options:
Colour Selection
Any painted surface we produce can be specified to any colour. We use a RAL colour chart to identify the desired colour.
Sheen Levels
Each colour can be produced in different sheen levels on a percentage chart starting from a matt finish at 20% as our standard sheen level and up to a sheen level of 80% which is a high gloss.
Metallic Finish
We can add a metallic additive to any RAL colour. Panels can be treated identically throughout a space or each and every panel can be unique.
Texture
Where a texture is required we offer open grain timber finishes and various specialist finishes.
Metal Finishes
We produce a range of astonishingly beautiful liquid metal finishes. Utilising cold liquid metal spray for individual projects, screens furniture, doors, walls, luxury interiors, and other surfaces.
Marmoleum
For a hard wearing, durable and tactile finish we offer marmoleum from Forbo. It is a natural flexible surfacing material that can be applied as a surface on flat panels and doors. Marmoleum delivers a combination of a satin matt surface with a warm, fine texture creating an interior with a truly distintive, genuinely individual look and feel that really is unlike any other surface material available.
Upholstered
To add a depth and warmth to an interior space we produce upholstered wall panels. Whilst any upholstery material can be specified we offer a range of options. Again we use Vescom. Function meets beauty in Vescom’s unique upholstery collection. The diverse range comprises 30 patterns in more than 700 colourways. Users are invited to create playful combinations of tone and structure – both within the upholstery collection itself and in conjunction with our of wallcovering and curtain fabrics.
Leather

We consider lighting to be one of the most important elements of a good space. We have spent a lot of time developing the way we design and offer lighting in our spaces. We have broken down what the light is used for and applied solutions to each.
We use Lumi Plug In lighting to provide a discreet emergency lighting solution. Their product looks like a regular spotlight but is packed with technology to ensure that emergency lighting is inherently built into the space.
This covers a lot of lighting. From your access lighting to your service and cleaning lighting. Fundamentally every light that will be used for functional purpose. Our standard functional lighting is achieved with various size LED panel lights which are highly efficient and very effective.

Made in America for the automotive and marine industry this may seem a little off piste. But if it is off piste then this is where we like to be.
Rockfords product is off the chart incredible. We have never met a supplier that has done more to break the boundaries of what can be done. Some of their product is outright insane (beautifully insane) and the results are spectacular. It may have been designed for a different industry but having tested their product exhaustively we know that the depth and richness in sound and quality cannot be beaten by even the most prestigious audio manufacturers of far more expensive equipment.
